Ruparelia Group completes first phase of Kampala business park

Ruparelia Group's Pearl Business Park begins with Tower One completion, hinting at a future mixed-use development set to transform Kampala.

KAMPALA, Uganda — The Ruparelia Group has completed the first phase of its ambitious Pearl Business Park, with Pearl Tower One now ready for occupancy, the firm announced this week.

The Ruparelia Group, operating through its arm Meera Investments Ltd., is re-developing the former Chieftaincy of Military Intelligence (CMI) headquarters on Yusuf Lule Road in Kampala. The site is being transformed into the multi-billion dollar Pearl Business Park, a sprawling complex designed to host office premises, a shopping center, and various health and leisure amenities.

The completion of Pearl Tower One, a Grade-A office building, is anticipated to significantly redefine Kampala’s business landscape. Situated in the city center, the 19-floor tower provides 16 floors of office space, totaling 24,000 square meters of lettable area. The developer highlights the building’s design and architecture as a reflection of its dedication to excellence and innovation.

Pearl Tower One is equipped with modern facilities, including parking space for more than 1,000 vehicles, advanced security systems, and amenities that cater to the needs of businesses and professionals. Its central location positions it as an attractive option for companies looking to establish a presence in Kampala.

This tower marks the latest addition to the Ruparelia Group’s diverse portfolio, which includes significant interests in real estate, education and hospitality. The group views the completion of Pearl Tower One as a major milestone and an embodiment of its vision for Uganda’s economic development. Leasing opportunities are currently available for businesses seeking premium office space within the new tower.

The entire Pearl Business Park project, once fully realized, is expected to become a prominent feature on Kampala’s skyline. Schematics for the 20-acre mixed-use facility outline plans for a 5-star hotel, a shopping mall and a modern hospital.

According to building schematics, the Pearl Business Park will feature a fully automated fire detection system on all floors. Fire safety provisions include three forms and three extinguishers on each floor, an elaborate fire sprinkler system backed by a 145,200-liter reserve tank, and easily accessible staircases on all levels. For security, access control protocols will be implemented, complemented by 24-hour dedicated security personnel and 170 CCTV cameras installed throughout all public areas.
